Property depreciation has a significant impact upon investment returns. However,it is impossible to predict with accuracy and is, therefore, a significant risk factor in the appraisal of property investments. Despite this,it has been a little understood and relatively ignored aspect of the investment behaviour of property. In this work, the author offers an explanation of the roles of depreciation and obsolescence in property investment. Classifying the factors which lead to real decline in the value of property, and measuring their relative impacts on investment - particularly in the commercial sector - he presents a model of depreciation which aims to be a tool for investment analysis and decision-making in the property market.
